The opportunityA distinctive estate with a new purpose.
The former Cemex headquarters presented a rare opportunity to give a complex heritage site a lasting new use. Listed buildings, a Green Belt setting and existing facilities required a coordinated approach to planning and viability.
The Eden approachDevelopment and operation, planned together.
Eden acquired the site in 2020 and secured planning permission in 2022. The approach brings heritage conversion, construction delivery and resident services together, retaining the estate’s swimming pool, gym, restaurant and communal spaces.
The outcomeA place to live, with room to evolve.
Phase 1 comprises 57 retirement apartments and has been operational since January 2026, with resident occupations ongoing. Further phases form part of the wider estate strategy and remain subject to their respective approvals and delivery programmes.
