A renewed purpose for Beatties
Eden’s major regeneration project brings a residential and commercial vision to a Wolverhampton landmark.

A city-centre landmark
Beatties is Eden’s major regeneration project in Wolverhampton. The proposed scheme combines 306 apartments with 22 commercial units, giving the former department store a new role in the city centre.
Eden acquired the site in February 2024. Section 73 planning consent was obtained in mid-2025, establishing a basis for the scheme’s next stage.
Preparing a deliverable scheme
The October 2026 portfolio records a WMCA viability review for grant funding alongside development funding preparations. The project remains at the viability and pre-construction stage.
Delivery planning must address heritage constraints, shared structures, escape routes and phased Building Control sign-off. These considerations shape both the construction strategy and the route to occupation.
A long-term role for the building
The proposed strategy is to retain and manage the residential accommodation for open-market rental. An indicative 38-month construction programme is planned from Q1 2027, subject to funding and mobilisation.
The project case study sets out the scheme and its current position in more detail.
