Later living shaped around landscape
A proposed community of 62 apartments and 15 cottages at Downlands Park, with long-term rental ownership at the heart of the plan.

A new future for a former care site
Downlands Park is a six-acre later living development in Haywards Heath, West Sussex. The site was acquired through the Eden and RevCap joint venture in 2019; Eden took 100% control of the asset in 2026.
Planning amendments progressed between 2024 and 2026 for a 77-home scheme, comprising 62 apartments and 15 cottages.
Designed with the long term in mind
The proposed strategy is to retain the homes for rental and manage the development over the long term. Design, delivery and future operation are therefore considered together, with the landscaped setting forming an important part of the scheme.
The planned programme
The October 2026 portfolio programmes construction from Q4 2026 over 24 months, targeting delivery in Q4 2028. These are planned dates and remain subject to the requirements for delivery.
