From corporate headquarters to later living
The Sandars is Eden’s flagship development in Thorpe, Surrey. The former Cemex headquarters has been reimagined as a later living estate, combining listed architecture with landscaped grounds and places for residents to meet.
Phase 1 comprises 57 retirement apartments and has been operational since January 2026, with resident occupations ongoing. The estate extends to 27 acres and includes Grade II and Grade II* buildings.
A setting for everyday life
A swimming pool, gym, restaurant and residents’ communal spaces form part of the development. These amenities sit alongside the homes and landscape, bringing the future operation of the estate into the development strategy.
The wider estate
Further phases are being considered within the wider masterplan. These include apartment reconfiguration, cottages and care accommodation, with the respective proposals subject to planning and delivery requirements.
